Those ceiling stains could cost you more than the price difference

When you visit a used home, you see what the seller wants you to see. Fresh paint can hide cracks. Furniture covers damaged floors. A sunny day conceals roof leaks. Without a technical eye, you're making a decision based on appearances — and appearances can be expensive.

Identify active leaks vs. old water stains
Detect structural issues before they become your problem
Know which repairs are cosmetic and which are costly
Negotiate from a position of knowledge, not guesswork

A traffic light you can actually act on

Every area we inspect receives one of three clear ratings. No technical jargon. No ambiguity. Just a straightforward assessment you can use at the negotiation table.

Green — All Clear

This area is in acceptable condition. No immediate intervention needed. You can proceed with confidence on this particular aspect of the property.

Yellow — Needs Attention

There are issues that require maintenance or repair in the near future. Not an emergency, but something to factor into your negotiation or budget planning.

Red — Significant Cost Ahead

This area has serious deficiencies that will require substantial investment. This is the information that could change your decision — or your price.

Seven critical systems, one thorough report

Our inspection covers the areas that matter most when evaluating a used residential property in Paraguay's climate and construction context.

Structure

Columns, beams, slabs, and load-bearing walls. We look for cracks, deformation, and signs of settlement.

Roof & Waterproofing

Tiles, membranes, gutters, and drainage. Active leaks, deteriorated sealants, and blocked drainage paths.

Electrical Installations

Panel, wiring condition, grounding, and circuit capacity. Outdated or unsafe electrical systems are a common hidden cost.

Plumbing & Sanitation

Water supply lines, drainage, sewage connections, and visible pipe condition. Pressure testing and leak detection.

Carpentry & Joinery

Doors, windows, frames, and built-in elements. Humidity damage, warping, and functional condition.

Walls & Foundations

Exterior and interior walls, rising damp, efflorescence, and foundation perimeter where accessible.

Common questions about pre-purchase inspections

The inspection should take place after you've identified a property you're seriously considering, but before signing any purchase agreement or making a final financial commitment. This gives you time to use the report findings in your decision-making process without pressure.
The seller or their representative typically needs to provide access to the property. However, the inspection is conducted by our technician independently. You, as the buyer, are welcome to accompany our inspector throughout the visit — we actually encourage it, as it helps you understand the findings directly.
The duration depends on the property's size and complexity. A standard single-family home generally requires between two and four hours on-site. The written report is then prepared and delivered to you afterward, typically within a short timeframe agreed upon at scheduling.
The report covers all seven inspection areas — structure, roof, electrical, plumbing, carpentry, walls, and foundations. Each area receives a green, yellow, or red rating accompanied by written observations and, where relevant, photographic documentation of specific findings. The goal is clarity: you should be able to understand the report without technical background.
Yes — and this is one of the primary practical uses of the report. When the inspection identifies issues in yellow or red categories, buyers often use this documented information to request a price adjustment or to ask the seller to address specific repairs before closing. The report provides an objective, third-party basis for these conversations.
Our base is in Filadelfia, Chaco, but we serve properties across Paraguay. For properties at a distance, we coordinate travel logistics as part of the scheduling process. Contact us with the property location and we'll discuss availability and any applicable travel considerations.
